Construction Manager
Responsibilities Include:
- Review contract from Contracting Officer and/or client
- Set up initial kick off meeting
- Document all correspondence using Expedition software
- Initiate RFI (Request for Information) to Owner, Architect or Engineer when necessary
- Prepare all subcontracts
- Prepare all change orders (positive or negative)
- Verify and track Certificates of Insurance for Subcontractors
- Transmittals to Subcontractors and Suppliers
- Purchase Orders for materials
- Purchase Orders for equipment rental
- Certificate of Insurance to equipment rental companies
- Tracking of company equipment on jobsites, including small tools and major equipment
- Weekly meeting minutes
- Delay notifications to subcontractors
- Delay notifications to Owner who have stopped work or have not presented equipment or material that will delay the project
- Telephone correspondence logs
- Weekly financial statements for each project
- Showing the initial budget
- How much was spent to date (material, equipment and labor tracked separately)
- Preparing monthly Invoicing to clients
- Tracking / costing all payments from owner including those overdue
- Updating Schedules
- Responsible for oversight of construction of all assigned disciplines
- Participate in the design review process, make recommendations regarding constructability and sequencing with other construction work, coordinate with the contractor, reviews submittals and schedules, and assures conformance of the work with plans and specification
- Acts as the central point of contact and is the day-to-day driver of projects from issuance of task orders through closeout
- Possible Travel
Education and Experience
- College Degree or equivalent
- Preferred – Engineering degree
- Required 10 Years Experience
